After speaking with local commercial real estate Broker Ed Dickinson of Walter Dickinson, Inc., we have a number of updates about some of the construction and plans for new buildings and office/retail plazas in and around Wesley Chapel.
You may have noticed the recent vertical construction on S.R. 54, next to the existing Goodyear Tire & Auto repair shop. Although he wasn’t the Broker on that property (he does, however, have the listing on an adjacent parcel; see below), Dickinson says the building under construction is a new Advanced Auto Parts store. He adds that Advanced is actually being built on the center of three parcels with frontage on S.R. 54, all of which are between 1.3-1.6 acres. He says the furthest west of those three parcels will be home to a new Tire Choice. The 2.5-acre parcel Dickinson is handling, however, has no frontage on BBD and is located directly behind the Advanced Auto Parts store. He says that the lot he is working with has entitlements for up to 20,000 sq. ft. and also is zoned for auto service, although he adds that it, “is suitable for other commercial uses, too.”
Just east of I-75, Dickinson says a new Racetrack gas station will be constructed just south of the Burger King at the corner of S.R. 54 and C.R. 581 (aka Bruce B. Downs Blvd., or BBD). Long-time residents of the area will remember that there was a Racetrack that was torn down between the GoldMax (formerly USA Gold Buyers) and the Wendy’s on S.R. 54, between BBD and I-75. He also notes that the existing Discount Auto Parts just east of BBD on 54 will move to the plaza being constructed next to the future Walmart store being built south of S.R. 54 and east of BBD, at the new Wiregrass Ranch Blvd.
Less than a mile south of the Hillsborough/Pasco County line on BBD, Dickinson says a new Auto Zone & Christian Brothers Auto Repair will be constructed in the Trout Creek area, just south of the new Burger King.
