Some prime real estate is up for grabs on Bruce B. Downs (BBD) Blvd. in Wesley Chapel between Aronwood Blvd. in Meadow Pointe and Williamsburg Dr.

What was once planned to be a proposed “Outback Plaza” featuring two or three possible restaurant concepts owned by Bloomin’ Brands (aka Outback’s parent company)is up for sale, as are three additional parcels (see map) in this prime location situated less than a mile south of the Shops at Wiregrass mall and two miles south of the new Florida Hospital Wesley Chapel (see page 4).

The 2.38-acre former proposed “Outback Plaza” property is being sold by Walter Dickinson of Tampa Bay, Inc., on behalf of Hoffman Ventures, Inc., the company that purchased the property from Outback’s former parent company, OSI Holdings, Inc., in January of 2012.

“We are currently in multiple discussions with several national companies,” says Ed Dickinson, the owner of Walter Dickinson of Tampa Bay, Inc. “The site has lots of opportunities and there has been a lot of interest shown in (the property).”

The Outback site, which already has been approved for a development of up to 25,000 sq. ft., is part of a larger 17-acre site, which has several parcels available. The property sold by Bloomin’ Brands’ predecessor already has the infrastructure and site work done for a 12,000-sq.-ft. building, which was originally going to be either a Cheeseburger In Paradise, Carrabba’s Italian Grill, Fleming’s Prime Steakhouse & Wine Bar or Roy’s Hawaiian Cuisine. However, without Outback’s involvement, Dickinson says there are not yet any plans for any specific uses for the property.

Ocean Bleu Group, a Tampa-based commercial real estate firm, owns roughly 12 of the remaining acres, divided into three parcels which wrap around the Dickinson property.

“We’ve purchased that site,” says Bryan Schultz, of Ocean Bleu Group. “We’re looking to either sell the land or develop it. We’re open to whatever might come up.” The three parcels Ocean Bleu owns are broken down into 1.7 acres, 0.95 acres and 9.22 acres, respectively, and the two smaller parcels both feature frontage on BBD, as does the Dickinson property.

Dickinson says that a right turn in and out of the site onto BBD is currently being negotiated with Pasco County officials, but nothing has yet been finalized. He notes that direct access to BBD would be a major selling point for the land.

Bloomin’ Brands representatives declined to comment on the property sale at our press time.
