Although we told you it was getting ready to open last issue, the second Sindbad Tampa restaurant â which features smoothies, juices, crepes, desserts, cakes, ice cream and more â is now open in the former location of Bang-Bang! Bowls in the Pebble Creek Collection (19651 Bruce B. Downs Blvd., Suite C-2).
The original Sindbad location is at 10933 N. 56th St. in Temple Terrace, and while the shop has a Middle Eastern-sounding name (Sindbad the Sailor is a fictional character from Baghdad), owners Laith Mahdawe and his wife Raghad Alkalide (who are Middle Eastern; top left photo), say their daughter-in-law, who is Mexican, was the inspiration for Sindbadâs many Mexican and Latin juices and other menu items.
Although the new Sindbad was only open for two weeks at our press time and didnât yet have all of its menu available, photographer Charmaine George and I definitely were impressed with the storeâs incredible array of fresh fruits and veggies (photo below) that Laith and Raghad use to make fresh smoothies and juice drinks. We did also sample a few beverages, including a banana-strawberry smoothie (so fresh!) and a pure watermelon breeze juice served in a half of a small watermelon (Charmaine loved it). Sindbad also features juice drinks specifically created to help with everything from kidney stones to memory loss to indigestion (bottom left photo).Â
We also enjoyed two dessert items â a slice of chocolate cheesecake with a scoop of fresh Hersheyâs strawberry ice cream, and an unexpectedly delicious croissant ice cream sandwich filled with caramel ice cream. Both of the desserts were served with whipped cream and a couple of fresh strawberries. Both Hersheyâs ice cream flavors we sampled (there are about a dozen flavors, and soon to also be served with Sindbad waffles), were creamy and tasty.

If youâve outgrown working from home or miss the camaraderie of being in an office with other people, SOAR Co-Working offers not only affordable workspaces for small businesses and remote employees, but a sense of community, too.
SOAR Co-Working, located in the Tampa Palms Professional Center near I-75, just off of the Bruce B. Downs Blvd. exit, brings workers together in an environment that provides many of the benefits of working in a traditional office, but at a much lower cost, and with some unexpected advantages.
âItâs a quiet, professional, serene space and has a beautiful deck that looks out over Primrose Lake,â says Tampa Palms Professional Center partner Gar Urette. âSOAR is about 4,500 square feet and is probably our premier space in the whole place,â which has a total of 140,000-sq.-ft. of mixed-use office space in 26 buildings.
While many think of the co-working model as shared space where people drop in as needed â and SOAR does offer that option â Gar says this location has turned out to be much more popular for people who want to rent an exclusive space on a monthly basis.
Marketing manager Amber Peterson is happy to show you everything that SOAR Co-Working has to offer, including private cubicles (above), the lakeside outdoor break area (below right) & even the available private offices (below left).
Clients can choose a private office with a door, a cubicle with locking filing cabinets and even a shared âhot spaceâ (with an array of smaller cubicles). The private spaces can be personalized by the tenants for as long as they are leased, which could be for as little as a month or as long as a year, and those leases can be renewed.
That flexibility has created a comfortable office dynamic among people who go to work every day in the same office, grab coffee in the break room together, and ask about each otherâs families, while working for different companies and organizations.
âItâs designed for people who want to get out of the house,â says Gar. âas well as for those who get tired of staring at the same four walls working from home and want a sense of community, or for those who have a road job and need someplace to sit and work or conduct meetings with clients, and donât want to be meeting in their living room or at a Starbucks.â
For Jacey Feiler, an executive assistant for a marketing firm called Grow Nearby, coming to work every day at SOAR has been ideal. With a global team supporting the marketing firmâs operations, Grow Nearbyâs U.S. team works out of SOAR.
âItâs way more affordable than renting an entire building,â Jacey says. âThere are amenities we donât have to pay for, like coffee and snacks, a beautiful deck outside, a free printing station, mailboxes, utilities and high-speed internet. All we have to worry about one small monthly payment and everything gets taken care of.â
Tampa Palms Professional Center marketing manager Amber Peterson oversees the co-working space. Jacey says that Amber goes above and beyond to ensure a positive environment.
Amber plans events to build community among the co-workers at SOAR, such as a pizza night or inviting everyone to share their favorite cookies for National Cookie Day.
âI feel like weâve fostered a sense of community here,â Amber says. âIâm working hard to make sure everyoneâs comfortable talking with me about issues or requests that come up. We can talk on a professional level, and I like connecting and getting to know people, too.â
There are currently three private offices with windows that overlook the lake, with two more to be added soon. There also are 18 large cubicles referred to as âdedicated desks,â as well as the shared âhot spaceâ for eight more people on a first-come, first-served basis.
There also are two meeting rooms available by reservation, a break room with coffee and tea, bathrooms and the wraparound deck outside, which Amber says is great for taking a phone call or for eating lunch.
âEvery membership has mail included with a business address at our space,â Amber adds, âand even our lowest tier includes use of the conference room for a couple of hours a month.â
She says clients love that the month-to-month commitment isnât a long-term obligation.
But, in the few months since Aug. 1, when SOAR moved into the Tampa Palms Professional Center, Amber says, âWe havenât had anyone leave.â
Prior to the move, SOAR Co-Working had been located just down the road on Commerce Park Blvd., across from Freedom High. When that lease expired and the buildingâs owner didnât allow SOAR to renew, SOARâs founder and former owner retired. Instead of closing, SOAR moved into and became managed by the Professional Center.
It was a move that made sense. The Professional Center previously offered only larger spaces and longer-duration leases, with a minimum of a one-year rental.
âWe used to have a symbiotic relationship, where if someone only needed a space for a couple of months, weâd send them to SOAR,â explains Gar, âand if someone at SOAR was growing and needed more space, they would send them to us.â
He adds that his team was already experienced at moving people around Tampa Palms Professional Center, upscaling and downscaling clients as needed, but couldnât accommodate a part-time desk or monthly lease. That flexibility is available now.
And, of course, as SOAR co-workersâ businesses grow, if they need their own space, they can move seamlessly into the office park.
âI donât know of any other coworking facility that is able to do that,â Gar says.
While Jacey says the dynamic is friendly and community-focused, itâs also respectful. âSeeing everyone being super passionate about what they do makes me want to work harder,â she says. âWe all kind of feed off each otherâs productivity.â
She adds that she feels lucky to work in a place where she likes to come to work every day.
And, Amber sees the dynamic in the space every day and wants to keep it that way.
âItâs so much like working in a traditional office,â she says, âbut with people working for different companies. Sometimes I walk in and see people from three or four different businesses laughing in one personâs cubicle. Itâs very uplifting.â

As previously announced, the last remaining New Tampa Winn-Dixie supermarket, located at 6425 County Line Rd. (in the same plaza as LA Fitness), closed on Dec. 8 and is in the process of being converted to the New Tampa/Wesley Chapel areaâs third ALDI grocery store.Â
We were told that it would be several months before the new ALDI would open, but this Germany-based international brand already has nearly 2,500 U.S. supermarkets and more than 200 stores in Florida, including at 18002 Highwoods Preserve Pkwy. in New Tampa and at 2215 Sun Vista Dr. in Lutz (in front of Costco).
Meanwhile, a spokesperson for the still-open (at least at our press time) Winn-Dixie in the Towne Center of Wesley Chapel plaza on Wesley Chapel Blvd. told us there are no plans to close that store. â GN
Commercial lender Vanessa Ng (photos) knows that busy entrepreneurs who want to grow their businesses donât have time to call a bank, apply for a loan, wait to hear back and then call a different bank if theyâre turned down by, or just not sure they like, the first option.
Thatâs why she works for CommLoan, a company that allows her to help business owners apply for a loan through a streamlined process that provides many options to meets their needs quickly.

Vanessa is originally from South Tampa and graduated from the University of South Florida with a Bachelor of Science (B.S.) degree in Finance in 2012. She went straight into the mortgage business out of college and first moved to New Tampa for five years, and then, to Wesley Chapel, where she now lives in Estancia at Wiregrass Ranch.
âThere is a lot of expansion and growing businesses in Wesley Chapel, Dade City and Zephyrhills,â she says, âand Iâm trying to help out those entrepreneurs.â
She says she often provides loans for new commercial properties, such as gas stations or car washes, multifamily properties and single-tenant-use buildings, such as medical offices.
Vanessa also helps business owners who have equity in their current properties refinance their existing loans to get cash out, or help those who have a maturing loan and want to refinance.
Vanessa says her loans are for a minimum of $300,000 and can go up to as much as $100 million. She notes that some of these loans are as low as zero percent down.
âCommLoan provides tailored solutions,â Vanessa explains. âSo, whether a buyer is looking for no prepayment penalty, a non-recourse loan, or some other specific criteria, Iâm able to filter the search for that. Within seconds, I can get the best rates and the best programs for my buyer.â

Easing Frustrations
Vanessa explains that, sometimes, clients come to her feeling frustrated and overwhelmed.
âIf someone goes to a bank for a loan, but then gets turned down, it can leave them scrambling if theyâre already under contract to buy a property,â Vanessa explains. âOnce I understand the scenario, I can send it to a dozen lenders at the same time and, sometimes, Iâll get offers the same day. Itâs very different from waiting a week to just get turned down by one bank. These are busy entrepreneurs who donât have time to waste hours or days trying to get a loan.â
She says her job is to remove the frustration from the process. âI do all of the legwork so you can keep running your business.â
Steven Sockwell and his wife, Lindy, have several investment properties near Rockville, IL. A few months ago, they were working with a RealtorÂź to purchase a new rental property and the Realtor recommended Vanessa and CommLoan as a lender. Even though Vanessa was far away in Florida, Steven decided to reach out to her.

For more than 30 years, Teena Hughes, M.D., has been a trusted pediatrician in Tampa, supporting generations of families in their healthcare journeys. Born in Clewiston, FL, she was raised in the Fort Lauderdale and Orlando areas.
After earning her Doctor of Medicine (M.D.) degree from the University of South Florida and completing her three-year pediatric residency at All Childrenâs Hospital in St. Petersburg, she spent several years gaining experience with a large healthcare group before deciding to open her own practice. Dr. Teenaâs eldest son, Roger Hughes, III, D.O., joined the practice in July 2021, but his route to pediatrics wasnât immediate. After earning a Bachelor of Science (B.S.) degree in Microbiology from the University of Florida in Gainesville and completing his Doctor of Osteopathic Medicine (D.O.) degree at the Bradenton, FL, campus of Lake Erie College of Osteopathic Medicine, he pursued a three-year residency at Sacred Heart Hospital in Pensacola, FL.
Although he admits he initially was uncertain about focusing on pediatrics, Dr. Roger says everything changed during medical school.
âI was always interested in medicine and knew I would be a physician, but didnât really have an interest in pediatricsâ he says, âuntil I experienced it. In medical school you have a chance to try different areas of medicine, and I immediately fell in love with pediatrics and knew this was the right path for me.â
Just as Dr. Teena has brought her own second generation into the practice, she says, âMany of the patients I cared for as children are now bringing their own kids to me,â she says. âItâs heartwarming to see the next generation walk through my doors.â
Dr. Roger adds that they have families coming from as far away as Riverview and Dade City. âThey come for the personalized care they remember getting themselves,â Dr. Roger says, âand know their children will receive the same.â
He also says that working alongside his mother has been both rewarding and practical.
âItâs great having two doctors here,â he says. âWe can cover for each other while keeping the small, family-friendly atmosphere our patients love.â Dr. Roger recalls one particularly touching moment: âA former patient said he enjoyed coming to the office when he was small and always anticipated going to the treasure chest â it was his favorite thing. Published in the prestigious Pediatrics (the official peer-reviewed flagship journal of the American Academy of Pediatrics), this research underscores the practiceâs commitment to improving childrenâs health.
Families also can even participate in studies, such as those evaluating different types of baby formula. Participants receive formula free of charge and help researchers gather valuable insights by keeping journals of their experiences.
âThese studies provide an opportunity for parents to access additional resources while contributing to medical advancements,â Dr. Teena explains. âThe products they are evaluating are usually products they already use.âÂ
