After years of hearing about the thousands of residential units that will be coming to the Wiregrass Ranch Development of Regional Impact (DRI) in Wesley Chapel, Estancia at Wiregrass by Standard Pacific Homes has officially opened just off Bruce B. Downs (BBD) Blvd. (about a mile north of Florida Hospital Wesley Chapel), following a ribbon-cutting ceremony on February 11 (see below), just after we went to press with our last issue.

And, one of the homes in the community has been chosen to headline the Tampa Bay Builder’s Association (TBBA)’s 2015 “Parade of Homes.”

During the WCCC’s Economic Development Briefing on February 26 at Hoosier’s Grille (located inside the Heritage Isles Golf & Country Club in New Tampa), TBBA special events & communications director Melissa Chaumont announced that the Barrington at Estancia will be this year’s TBBA Parade of Homes “Showcase Home.”

“When someone (who is looking for a new home) says, ‘I’d like to take some time to check out a home during the Parade,’ they usually make it a point to go see the ‘Showcase Home,’” Chaumont explained.

The two-story Barrington (photo, right) is the largest model in Estancia, which features a five-bedroom, five-bathroom design, measuring 5,359 sq. ft., with prices for the model starting at $624,900.

While the Parade has focused more on other areas to the south of Wesley Chapel (such as Brandon and South Tampa) in the past, this year’s Parade will feature more homes in Wesley Chapel.

“This year, we’re excited to bring the Parade north because of the development in this area,” Chaumont says.

The official listing of all the homes in Wesley Chapel that will be on this year’s parade route had not been released at our press time, but a few homes in Seven Oaks and Watergrass have been included in the past.

TBBA is a volunteer trade organization, which works to provide services to enhance the building industries in Hillsborough, Pasco and Pinellas counties. The organization is comprised of builders, developers, trade contractors, suppliers, lending institutions, title companies, engineers, attorneys and other types of businesses that have a relationship to the building industry.

Estancia Cuts A Ribbon

Although dozens of homes already have been completed and some already are filled with residents, more than 50 people — including Greater Wesley Chapel Chamber of Commerce ambassadors, Pasco County elected officials and employees of Standard Pacific — packed the lavish, 7,000-sq.-ft. Estancia Club amenity center for the community’s official ribbon-cutting ceremony on Feb. 11, during which breakfast was served, followed by a short presentation from Standard Pacific’s Tampa division president Dave Bulloch.

“Today marks another significant milestone for Estancia at Wiregrass,” Bulloch said. “Pasco County has been a terrific community partner. Our construction of homes and communities in Pasco County is done with great confidence. We know that our homeowners will enjoy great local conveniences, excellent county services and schools and a wonderful lifestyle when they choose to buy a Standard Pacific Home in Pasco County.”

Dist. 2 County Commissioner Mike Moore also spoke prior to the ribbon-cutting ceremony.

“When Standard Pacific decided to invest in building in Wesley Chapel, economic conditions were not perfect,” Comm. Moore said. “But, they saw promise in our area and decided to take that risk. (Estancia) has turned out to be a magnificent community that we can all be proud of.” Comm. Moore added, “This area and community is no longer just the ‘bedroom community’ to Tampa. It is the community.”

SPH is no stranger to the area, having already built homes in several large communities in the New Tampa and Wesley Chapel areas, including Seven Oaks, Meadow Pointe and Tuscany at Tampa Palms. SPH is building Estancia on 677 acres of land and will build 1,181 single-family homes. Home prices in Estancia range between $200,000-more than $600,000.

The four neighborhoods inside Estancia, three of which will be gated, will feature a Tuscan-style, “Euro cottage” or Mediterranean look in front, which will be much different than most other homes in the area. Each neighborhood is built within walking distance to the Estancia Club, which features a pool, tennis and basketball courts, a fitness room and other amenities.
