Congratulations go out to all of this year’s “Excellence in Business” award winners and finalists from Wesley Chapel. The annual honors were presented by the North Tampa Bay Chamber (NTBC) at its awards gala held at TrebleMakers Dueling Piano Bar & Restaurant in The Grove on Nov. 17.
Among this year’s award winners were Jennie Yingling of both Spinner Law and the Rotary Club of Wesley Chapel, who was honored with the “Community Hero” award; Avalon Park Wesley Chapel, which took home the “Excellence in Innovation” award; and to Parks Ford and AdventHealth Wesley Chapel, which (no pun intended) shared the “Innovation in Collaboration” honors (the first-ever tie for an NTBC award, according to Chamber president & CEO Hope Kennedy). Other winners included Pepin Academy (“Inclusivity”) and SOF Missions (“Integrity”).

What started out as New River Township more than 20 years ago is finally getting ready to come to full fruition.
That original community from developer Beat Kahli (of Avalon Park Group) does still exist today — with about 400 single-family (SF) homes in four subdivisions — but the Development of Regional Impact (DRI) formerly known as New River Township has changed names twice since those first homes (and the adjacent New River Elementary) were built.
The new sections, with a separate entrance off S.R. 54, were at first known as “Avalon Park West,” as Kahli’s original Avalon Park development exploded on the southeast side of Orlando. Today, the local 1,800-acre DRI is being touted as “Avalon Park Wesley Chapel,” which is planned for 4,800 single- and multi-family units, part of which will be a walkable downtown area.

On Aug. 17, the Neighborhood News was included in a hardhat and virtual-reality VIP tour of the Downtown Avalon Park area, which has a single building under construction and a few retail tenants already signed to fill the twelve total available spaces on the ground floor of a multi-floor “neotraditional” building that also will feature rental apartments on its upper floors.
But honestly, as exciting as the first building in the downtown area may be, it really is only the tip of an iceberg as Avalon Park Wesley Chapel begins to add thousands of additional units, just as the widening of S.R. 54 — the primary east-west thoroughfare serving Avalon Park Wesley Chapel — nears its completion.
VIP attendees also got to check out a Virtual Reality tour of the downtown area.
Avalon Park Wesley Chapel, which previously had been known as both New River Township and Avalon Park West, is stepping up the development of its downtown, and the Neighborhood News participated in the Aug. 17 VIP tour of the first “neotraditional” building under construction to the east of the existing single-family home development in Avalon Park Wesley Chapel.
Developer Beat Kahli of Avalon Park Group/Sitex Development has modeled his Wesley Chapel development after Avalon Park Orlando, his company’s successful 1,860-acre development neighborhood located in southeast Orange County that will have 3,400 single-family and 1,431 multi-family units at buildout. Meanwhile, Avalon Park Wesley Chapel encompasses about 1,800 acres with about 2,900 single-family and 1,900 multi-family units planned.
Despite a steady rain, the VIP tour helped introduce local business leaders to Downtown Avalon Park Wesley Chapel, which has its first three-story, 73,067-sq.-ft. mixed-use building well under construction. This building will include 40 multi-family apartments and 23,720 sq. ft. of commercial/retail space on the ground floor.

“This phase of construction really helps us move even closer to that vision of building a place where families can build memories and traditions together in a town they can call their own,” Kahli said in a recent news release. “And, while this may not be the most cost-effective time to begin construction, we feel like it is important to continue on to the next step in developing our vision for Avalon Park Wesley Chapel.”
The downtown area also will be home to a two-acre, dog-friendly community park with an amphitheater that currently is in permitting and will begin construction later this summer. The park will host community events such as the popular “Avalon Aglow” and annual Fourth of July celebrations, as well as community partners like Jazz Under the Starz and the Wesley Chapel Theater Group, who are already hosting events and activities in the community. Construction of both the park and the first mixed-use building are scheduled for completion by January of 2024.
“We have been working with Pasco County over the past several years to develop a program that will be a win-win for the entire Wesley Chapel community,” Kahli said. “Community partnerships are vital to our mission to change the way the world lives, learns, works and plays, by creating a place where everyone can feel like they belong.”
Upon completion, Avalon Park Wesley Chapel will include approximately 400,000 total sq. ft. of retail and 100,000 sq. ft. of office space in its downtown. The initial construction in Downtown Avalon Park Wesley Chapel began in 2018 with the addition of the Pinecrest Academy K-9 Charter School. Pinecrest is also now under construction of its second phase, which will ad approximately 600 middle school student stations in a separate building.

Among the first tenants on the first floor of the 12-suite building include the previously announced Prime Barbershop, an unnamed Indian restaurant and an also-unnamed gym. The only other tenant announced at our press time is Rita’s Italian Ice & Frozen Custard.
We got to meet Rita’s franchise owners Antoine and Idalice Stokes, who also own the Valrico location, and they definitely seemed to be super-excited to be opening in Avalon Park Wesley Chapel.
With the first building in the downtown area expected to be completed only four months or so from now, we wanted to provide you with some updates on the development of Avalon park Wesley Chapel:
• A new traffic signal will be installed by the developer at Avalon Park Blvd. & S.R. 54.
• Avalon Park Blvd. will be extended diagonally through the downtown area from SR 54 to River Glen Blvd.
• The Zephyrhills Bypass right-of-way will be given to the county, but that road will not be constructed by the Avalon Park developer. When built, the Zephyrhills Bypass will eventually connect to the existing roundabout in Chapel Crossings to the west and to Eiland Blvd. to the east.
• The Avalon Park Blvd. extension and residential unit development (just north of Pinecrest Academy) are currently in for county review (as of last month).
• The majority of the single- and multi-family homes going in the northern section of Avalon Park have already been approved and platted.
• New River Township was originally 1,800 total acres, but now includes about 400 homes in the existing subdivisions along River Glen Blvd., but the MPUD approved for Avalon Park in 2017 shows a maximum of 4,800 residential units total, which is still believed to be accurate and close to the actual number that eventually will be built.
• On August 3, updated plans were submitted to show how Avalon Park Blvd. will hook around to meet up with River Glen Blvd.

Although The Grove has a big head start staking its claim as Wesley Chapel’s “official” downtown — with the expansion of “The Village,” the addition of the KRATE Container Park and the addition of new apartments and Grove Mini Golf, plus a new SuperTarget store, a new competitor has finally joined the discussion:
The Avalon Park Group has announced today that it is partnering with Nye Commercial Advisors, LLC, to lease 23,720 square feet of commercial/retail space in the 73,067 mixed-use Building, “DT1,” located in Downtown Avalon Park Wesley Chapel.
DT1 is the first of three buildings planned for the first phase of the long-awaited downtown section of this master planned community. The three-story building now under construction is comprised of the 23,720 sq. ft. of commercial/retail space that will be located below 40-unit multi-family, for- rent apartment homes.
The additional components planned for Phase 1 include a 97,000-sq.-ft. mixed-use building with 21,000 sq. ft. of commercial/retail space below 60-unit multi-family, for-rent apartment homes, a 103-unit multi-family building and a two-acre town park, which is expected to break ground later this year.
“Our relationship with the Nye team goes back more than 30 years, when we initially purchased the property,” says Beat Kahli, the president and CEO of Avalon Park Group. “Nye’s deep roots in the Wesley Chapel community, and their commercial expertise, make them the perfect partner to bring needed commercial uses to Downtown Avalon Park and eastern Pasco County.”

The initial construction in Downtown Avalon Park Wesley Chapel began in 2018, with the addition of the Pinecrest Academy K-7 Charter School. Pinecrest Academy also is now building its second phase, which includes the addition of approximately 600 6th-8th grade student stations.
“Wesley Chapel continues to grow each day,” says Brent Nye, the executive director of Nye Commercial Advisors. “We welcome the opportunity to bring the businesses and services needed to Downtown Avalon Park Wesley Chapel, which will serve as a downtown for the entire region.”
Nye also says that although they are primarily seeking 3-5-year leases on these first available retail spaces, “We are open to different lease terms.” He adds that no outparcels have been included in the current plan, but, “some land is available and we are open to discussion about that but since we have higher-than-typical suburban densities on our land, one-story uses may be a challenge.”
He adds that although Avalon Park Group is handling the leasing of the 40 residential apartment units separately itself, those units are being built concurrently with the retail spaces below them and are expected to open around the same time, which should be by sometime during the first quarter of 2024, “if everything goes according to plan.”
Please note that certain types of retail uses may not be allowed, including “adult entertainment” uses, and bars and some other retail uses may first have to be approved by Avalon Park Group.

Jeff Miller has seen a lot of things since moving to Wesley Chapel in 2004.
As a Realtor for Charles Rutenberg Realty, he has seen the market take off, then crash land, then take off again. He has seen the area grow and grow. He has seen neighborhoods evolve and new roads appear.
These days, however, Miller’s view has changed….to about 300 feet above the ground.
If you’ve been on the web looking for all of the new developments and businesses in Wesley Chapel, you may have come across one of Miller’s many drone videos, which are focused on all of the new developments in our area.
“I really love sharing the videos with everyone,” Miller says. “I think it’s pretty cool.”
Miller has been posting regular old ground-level videos on his YouTube page since 2017, but kept noticing more and more drone videos.
“They were unique and super visual,” he says. “What a difference.”
Miller bought his first drone — a surprisingly compact gray DJI Mini 2 — in February, and has since posted more than 80 videos, from local communities like Persimmon Park, Estancia, River Landing and Avalon Park to area favorites like the Crystal Lagoon at Epperson, the Wiregrass Ranch Sports Campus of Pasco County and the Wesley Chapel District Park.
The first drone video he posted was 47 seconds of footage at the Overpass Rd. construction at I-75, followed by 99 seconds of Epperson Ranch and its lagoon. None of Miller’s first five drone videos topped 100 views, but many of his videos since then have fared much better.
A video of the future Wiregrass Ranch Blvd. has more than 600 views, a drone tour of Winding Ridge by GL Homes has more than 1,000 and an update on the Overpass Rd. construction currently is his top drone video to date with 1,300+ views.
All of his videos combined have nearly 20,000 views.
While Miller started posting his videos as a hobby, he says it hasn’t been bad for business either.
“I’ve had a lot of people reach out to me because of the videos,” he says. “Especially the updates on the Overpass Rd. bridge, the parks and the malls. There are people interested in buying homes from out of state and I think it’s pretty cool they can see how the community has progressed.”

Miller said the wealth of aerial video opportunities is a far cry from his first decade or so in Wesley Chapel.
“Back then, there was really nothing to shoot (here),” he says.
A 1993 graduate of Southern Connecticut State University with a degree in corporate video communications, Miller has long had an eye for photography and video. He says he started taking pictures when he was a kid and, when he moved to Wesley Chapel, he took on a role helping the former Greater Wesley Chapel Chamber of Commerce (now the North Tampa Bay Chamber) with social media.
“Before Facebook, that was pretty impossible,” he says. But, he would attend events, and send out email blasts with recaps and photos.
He says he helped start the Wesley Chapel Fall Festival and art show. In 2008, Miller even ran for the Chamber’s Honorary Mayor of Wesley Chapel. He hosted a wine tasting at the old Cork and Olive on Bruce B. Downs Blvd. hoping to attract voters, and one of his goals was to get signs up in the area that said “We Love Wesley Chapel.”
“I think I met everyone in Wesley Chapel that year,” Miller says, chuckling.
A long-time promoter of the community, Miller says he tries to get out and shoot something in the area every day. Although he says he graduated from college without even having used the internet or a cell phone, he eagerly dives into new technology.
“This technology is ridiculously easy to use,” he says. “It really gives me the chance to make awesome, shareable content. I hope people like it.”
