When Stacey Arey, the owner of Wesley Chapel Title in the Canterbury Professional Park on S.R. 54, walks into the office, she’s surrounded by not just a group of co-workers who feel like family, but also her actual family. 

Her husband, Zak, is a closer. Her son Dillon is working towards becoming a licensed title agent. Her daughter-in-law and Dillon’s wife, Jessica, is a processor. Her son Jaden is newer to the business but also is a licensed title agent. 

Then there are “the two Michelles,” Michelle Warden and Michelle Peterson. Both are licensed title agents and closers, as well as escrow officers, who have been in the industry for more than 20 years. 

“I feel blessed that I have incredible people who work for me,” Stacey says. “This business is complicated and there are a lot of bases to cover, so you have to have people who are excellent, detail oriented, focused on customer service and do a great job.” 

Stacey says that’s what sets her business apart from her competition. Not only does everyone on her team handle each file meticulously, they also provide excellent service. Customers can expect that all of their questions will be answered and they will be kept in the loop along the way, as they go from signing a contract to the day of closing.

Just Turning 65 & Confused By Medicare? Insurance Opportunities Can Help!

Shaun Fagan has been a licensed insurance agent since 1986, growing his business in the Kansas City area, and specializing in helping people ages 65 and older navigate the ins and outs of Medicare. 

In 2022, after Shaun’s wife Mary retired from Verizon following a 37-year career, the couple moved to Wesley Chapel. 

Shaun says that at one point in his career, he had 500 agents working under him. But, these days, he’s looking for a simpler way of life. 

Now it’s just Shaun and Mary, but he still helps people navigate the complexities of government-provided health insurance through Medicare. 

“There is a lot of confusion about Medicare,” Shaun says. “I give people clarity to make their choices easier.” 

This is especially needed for people who are turning 65, which is typically when they become eligible for Medicare. Shawn can make all of the choices available to you simpler to understand. 

“The government doesn’t make it easy, that’s for sure,” he says. 

Many people in their early 60s wonder if they should retire or keep working to stay on their company’s heath insurance plan, or stay on their spouse’s health insurance plan. 

“When people get to that crossroads, sometimes they kind of hang in at work because they think it’s the cheaper way to go,” Shaun explains. “But they can often get better care at a better price, or equal coverage at a lower cost and have that opportunity to retire.” 

He says if you’re nearing age 65, the time to talk with him is about three to four months before your birthday so you have time to learn about your options, decide what you want to do and start the enrollment process. 

He adds that he also helps many people who are in a transition period, like if they have retired before age 65. 

That’s how Sheri Stephens met Shaun. 

“When I retired, I found it very overwhelming,” Sheri says. “I retired at 61, so I have a few years I have to bridge before Medicare.” 

Sheri says Shaun had already helped her sister and her husband find a better plan than what they already had, and they referred her to him. “He is so knowledgeable,” she says. “In just educating me and walking me through the different carriers and different benefits, he was able to break it down to a third-grade level, which is where I needed it to be, because there are so many conditions and rules.” 

Sheri liked that all of her conversations with Shaun were over the phone or via Zoom if he needed to show her something. 

“He was very professional, very knowledgeable and very easy to deal with.” 

Help For Businesses, Too 

Shaun also has decades of experience helping small businesses looking for health insurance for their entire company. 

“My niche is helping businesses with 20 to 50 employees, where they usually don’t have a human resources person,” he says. “They typically have an office manager but that person isn’t an insurance specialist. That’s where I can really help a business.” 

He explains that Insurance Opportunities also can provide medical, dental and vision insurance, but his specialty is Medicare. 

Shaun also says that when his business was based in Kansas City, he served clients in many states. Now, he continues to serve some of those clients, while also bringing his expertise to locals in Florida. 

“We had a large operation before,” he says, “but we whittled it down to make it more simple when we moved here. Now, it’s just my wife — who helps me with customer service and organizing my monthly Medicare educational events — and me, which is the way we want it. As we get older, simpler is better.” 

He says that since Covid, the workplace has changed so that he can work from anywhere, so he and Mary decided they didn’t want to spend another cold winter in Kansas City, which helped them decide to move to Wesley Chapel two years ago. 

“The pandemic was the prompter,” he explains. “You can work from anywhere now, so you might as well work from someplace warm.” 

They moved into the 55-and-older community of Esplanade in Wesley Chapel. 

Shaun is an avid cycler and loves that he never has to check the weather before he heads out to ride his bicycle. Although he says lately, he’s sure to head out around 6:30 a.m. before it gets too hot outside. 

He says that because he is a similar age to his clients now, he definitely can relate to the decisions they are facing. 

“I’m of that age now,” he says, “so I understand the dilemma and what people are trying to achieve. ‘Will I have enough money to do what I want to do?’ Not only do I have experience from clients. I’m also in it, too.” 

And, while he is reaching that age where some people think about retiring, he says he plans to continue working for 12 more years, so clients don’t need to worry that he won’t be available to them if they have questions in the future. 

“Medicare is confusing,” he says, “But it doesn’t have to be. In 30 minutes or an hour I’ve helped a lot of people to give them clarity, so they can make a decision about whether or not to enroll in Medicare, as well as which plan to choose.” 

Understanding The Differences 

There are four types of Medicare insurance, known as “Parts,” that include Part A through Part D. Part A provides hospital insurance; Part B provides medical insurance; Part C comprises Medicare Advantage Plans; and Part D provides prescription drug coverage. 

“Original Medicare” is managed by the federal government, while “Medicare Advantage” plans are managed through private insurance carriers and may offer additional benefits, such as coverage for prescription drugs, dental, vision and wellness. 

Shaun can help you determine whether you should enroll in Original Medicare or a Medicare Advantage plan, and he works with many large insurance carriers — such as Simply Blue, Aetna, Humana, United Health Care and others — all of which offer a variety of options when it comes to out-of-pocket costs, including deductibles, copayments and coinsurance. 

Shaun is certified through the Centers for Medicare & Medicaid Services. He says that some Medicare plans vary based on the state you live in, but the plans all basically offer the same benefits and he can walk you through the specifics of all of the plans available to you.

It seems that these days, whenever you go on social media, you find someone saying, “My insurance rates have gone up!” But, in our all-electronic, virtual world, being able to go to a physical location to speak with an insurance expert can make a big difference. 

In case you still didn’t know it, sitting in the Super Target-anchored Northwoods Plaza on Bruce B. Downs (BBD) Blvd., at County Line Rd., is a team of insurance experts. Help For Home & Condo Owners 

If you need home or condominium insurance, dates may come into play. In most cases, a condo or townhome can be any age. But, for homes, mobile homes and RVs, GEICO can issue you a policy, as long as your home was built in 1995 or later.

Homeowner policies will cover not just the home itself, but also attached structures such as garages, lanais and even fences, as well as any personal property inside the home. These policies, in most cases, also will include liability coverage, which will protect you in the event someone gets injured in your home, although additional liability insurance is sometimes required. Jaime says your GEICO agent can assist you with finding all of the requirements for your perfect policy. 

“For example,” he says, “Your homeowners insurance will usually have hurricane coverage. In the state of Florida, GEICO requires policies to have hurricane coverage, which will include damage caused by tropical storms. In order for this coverage to kick in, the storm causing the damage has to be a named storm. For non-named storms, the claim would be under ‘wind damage.’” 

With hurricane season now just a few days away from starting, Jaime says this is a good time to visit the GEICO local office to see what he and his staff can do for you. 

In addition, while Wesley Chapel is not in a major flood zone, Jaime and his crew can still provide you with flood insurance. 

He says, “Just because flood insurance isn’t required here, that doesn’t mean you shouldn’t have it. Flood insurance will cover water that is coming into your home from your property — for example, from rain that is not from a hurricane, a sewer, or an overflowing pond.” 

He adds, “People don’t think they will find themselves in these situations, but when they do, they wish they would have had the insurance. Plus, flood insurance is not very expensive to add to your homeowners policy.” 

The Buying Power Of ‘Bundling’ 

Jaime says that GEICO’s rates are very competitive and your live agent will always check for all possible discounts. As one of the largest insurance companies in the U.S., GEICO also offers discounts for “bundling” different policies together. 

For example, Jaime says that bundling your home and auto policies together will qualify you for discounts on both policies. “It doesn’t always end up costing you less than buying them separately,” he says, “but it usually does.” 

He adds, “But, when you bundle multiple GEICO policies together though, because GEICO (which is owned by Berkshire Hathaway) is such a large company, at least you don’t have to worry about us leaving the state (as so many other insurance companies have over the past few years).” He also notes that auto and renters insurance also are often bundled, “because the renters insurance will then either be free or cost pennies on the dollar, which is probably the biggest savings you get by bundling.” 

When you own a boat, Jaime says that whether you bundle it with your homeowners policy or not, “Boat/watercraft insurance is one of our most competitively priced products on the market.” Other GEICO policies with competitive rates include for recreation vehicles (RVs), travel trailers and mobile/manufactured homes.

Jaime gives back to our community and to some organizations that he says are near and dear to his heart. The office will be sponsoring a golf tournament for the Special Operations Warrior Foundation. This nonprofit organization has made a promise to the children of fallen U.S. Special Operations personnel and the children of all service members awarded the Medal of Honor by providing full education and additional opportunities for them. 

Jaime, who lives with his wife Shannon and their two-year-old son Elliot in Wesley Chapel, says he also will sponsor the Air Force Reserve Officers’ Training Corps (ROTC) at Wharton High next year. He also sponsors the sports tickets for Wiregrass Ranch High and has provided folders for Double Branch, New River and Watergrass elementaries in Wesley Chapel.

Fields Insurance Moves To Wesley Chapel To Help With Home, Auto & More

As the owner of five insurance agencies in Tennessee, and with more than two decades of experience, Michael Fields knows his way around the insurance business. 

When their only daughter, Bethany, graduated from Ole Miss University and took a job in Tampa, Michael and his wife Nancy decided to move to the area, too. 

In 2021, Michael acquired a Brandon-based insurance agency and Nancy retired after 33 years as a schoolteacher to help her husband with the newest branch of the family business. 

Over the past two years, they have bought a home in Grand Hampton and decided to move the agency to the Medallion Corporate Park, just north of S.R. 56 and east of I-75. 

Now, they have set down roots, are leaning in to their new community and are excited to help their neighbors. 

“We treat people like they want to be treated,” says Michael. “It’s important to be a person of integrity, and a person who can be trusted.”

Michael says that, since coming to Florida, he’s also written a lot of policies for vacation homes, condos and mobile homes. The Challenges Of Florida 

Michael says that right now, prices across the board for auto and especially, homeowners insurance in Florida are very high, and that’s something that is out of his control. However, he says you can trust his agency to work with you and always act in your best interest. 

He adds that as an independent agency, Fields Insurance is able to work with a number of different top-rated companies, including Liberty Mutual, Allstate, Nationwide, Progressive, Safeco, Florida Peninsula, Slide, Cabrillo Coastal and more, although the companies that are writing new homeowners policies in Florida right now are definitely limited. 

A Little History 

Michael started out in the insurance business in 1999 in Memphis as an associate agent with Nationwide Insurance. In 2011, he went through a three-year training program as a “replacement agency executive” and became the primary agent at that location in 2014. 

In 2017, Nationwide made all of its agents independent, so he no longer sells exclusively Nationwide products. Since then, Michael has opened four more agencies in Tennessee and one in Florida. 

Wade and Pamela Simpson, who live in Seffner, were at a loss when they inherited a family home in Dunellon that was built in 1986 and still had its original roof. 

“I had been with State Farm for 25-30 years and they couldn’t help me,” says Wade. “I couldn’t even get other companies to talk with me. I was calling everyone and someone suggested this new company in the area, Fields Insurance. So I called, and Michael answered the phone.” 

Wade adds that he couldn’t believe the west Tennessee dialect he was hearing — which sounded exactly like his own — and that he and Michael discovered they were born and raised in neighboring towns in Tennessee. 

While it was fun to discover that connection, Wade says that what really stood out was how Fields Insurance was able to get a policy for his newly inherited home when others couldn’t. 

“I have recommended Fields Insurance to two dozen people in the last six months,” says Wade. “I say, ‘Quit calling everybody. Call Fields!’” 

Wade says that his State Farm agent later told him that his policy on a home he owns in Tennessee was going to be cancelled, so he reached out to Fields Insurance again, and again, Michael was able to help. 

“I saved tons of money,” Wade says, so he also switched his policy on his Seffner home to Fields Insurance, as well. “What a relief!” 

Wade also says that, for many years, he has rented a parking lot to park cars in during the Plant City Strawberry Festival. Last year, the doctor he rents the parking lot from told Wade he needed to have a $1-million liability policy. 

“I didn’t have a clue who to talk to about that,” Wade says, “so I called Fields and they had a policy for me within a week.” 

And, Wade adds, “Talk about customer service! They called me again (a few weeks ago) to ask if I need another policy for this year’s Strawberry Festival” (which begins Feb. 29).

Since its founding by Mary Catchur in 2006, Marimark Mortgage has been a trusted mortgage brokerage for potential home buyers in the New Tampa and Wesley Chapel areas.

Mary received both her Bachelor of Science (B.S.) degree in Accounting and Bachelor of Arts degree in French from the University of South Florida in Tampa. She also has earned licenses as both a CPA (Certified Public Accountant) and as a Realtor in Florida. 

Before founding Marimark, she worked as an auditor for public accounting firm Klynveld, Peat, Marwick & Goerdeler and also served as both the chief operating officer (COO) and chief financial officer (CFO) of New Homes Realty. “Between my background as a CPA and then as the CFO for a real estate company, I think my skills are somewhat unique (for the mortgage business), particularly the CPA background, because I understand the financial part of it.”

Recently, Mary has been joined at Marimark by her sons Matthew (Matt) and Nicholas (Nick) Catchur. Matt works as a loan originator while studying at USF, while Nick is a real estate agent as well as a loan originator. With all of this combined expertise, Marimark strives to be a one-stop shop for people looking to buy real estate in New Tampa.

Marimark specializes in fixed-rate mortgages, which Mary says are the mortgages that her buyers are looking for the most, as well as being the most commonly recommended by Marimark. 

“I do a variety of different types” she says, “but I think that most people are still looking for the standard, fixed-rate mortgage, not as much the adjustable rates anymore.” She adds that the reason is that conventional, fixed-rate mortgages often offer lower down payments, such as 3 percent down, for first-time buyers.

Other loans offered by Marimark are Federal Housing Administration (FHA) loans, which are government-backed and also offer low (usually only 3.5 percent) down payments, as well as Veterans Administration (VA) loans, which allow U.S. military veterans to buy a home with no money down. 

Another type of loan that doesn’t require a down payment is a USDA (U.S Department of Agriculture) loan, which was originally offered as a way to develop areas that may not have been built up, although this type of loan is not as common in the New Tampa or Wesley Chapel areas due to the increased amount of development seen in our communities. 

Marimark also offers reverse mortgages, which allow borrowers over the age of 62 with equity (meaning the house is worth more than what is owed on it) to eliminate mortgage payments altogether, leaving only taxes and insurance to be paid.

Marimark also focuses on helping self- employed people find mortgages, as Mary says that finding a mortgage when self-employed can be harder because the tax return documentation needed can be harder to understand and obtain. To combat this problem, Marimark assists self-employed people with what are known as bank-statement loans, where, as the name implies, deposits into that person’s bank account(s) obtained from their bank statements are used to determine their income, as well as what loans they would be qualified to receive. Bank statement loans also provide pre-qualification letters, which can be obtained through a phone call. These pre-qualification letters allow buyers to get an idea of the amount of credit they may be given by a lender during the mortgage process. Pre-qualification letters then allow home buyers to effectively negotiate with sellers.

Another thing that Mary says is becoming more popular these days is what is known as a debt-service coverage ratio (DSCR) loan. This type of loan is useful for people looking to buy investment properties. Like bank-statement loans, DSCR loans don’t look at a borrower’s overall income, but instead consider how much money is going to come in from the investment property, and the borrower is qualified based on that amount. Debt-service refers to  principal, interest, taxes, insurance, as well as Homeowners Association (HOA) fees. DSCR loans look at whether the income from the rent of the property will cover these fees, rather than looking at whether or not other income made by the owner will cover them.

Despite the local real estate boom cooling off somewhat, as people wait for home prices to drop more, Mary says that business at Marimark is still busy. Although there may not be as many people refinancing their existing homes, people are still moving into the area and are still looking to buy here. Even the refinancing market, which seems to have been somewhat slowing of late, is still a big part of Marimark’s business.

“One of the main things I do in refinancing is where people want to consolidate their higher-interest credit card and other debt,” she says.

Overall, the thing that Mary says sets Marimark apart from other mortgage brokers in the area is its borrower-focused approach without sales pressure. While some who get into the business are taught a sales-first approach, “That’s never been my way,” says Mary. “My method is I’m going to explain to you why this mortgage is the best thing for you or give you the options of what you have and explain the pros and cons of them. My approach is from a financial standpoint and an educational standpoint.” 

Mary also says that she has some clients who have come to her after negative experiences in more high-pressure sales environments. Mary explains to clients what their rates look like, and notes that although rates could go up (as often said by people in high-pressure sales situations) they could also go down. This approach ensures that clients fully understand the process and are then allowed to make their own decisions. 

Another thing that sets Marimark’s approach apart from other mortgage brokers is its attentive communication with its clients. This is evident from what clients have said about working with Marimark when obtaining mortgages, as well as home refinances.
