When Stacey Arey, the owner of Wesley Chapel Title in the Canterbury Professional Park on S.R. 54, walks into the office, she’s surrounded by not just a group of co-workers who feel like family, but also her actual family. 

Her husband, Zak, is a closer. Her son Dillon is working towards becoming a licensed title agent. Her daughter-in-law and Dillon’s wife, Jessica, is a processor. Her son Jaden is newer to the business but also is a licensed title agent. 

Then there are “the two Michelles,” Michelle Warden and Michelle Peterson. Both are licensed title agents and closers, as well as escrow officers, who have been in the industry for more than 20 years. 

“I feel blessed that I have incredible people who work for me,” Stacey says. “This business is complicated and there are a lot of bases to cover, so you have to have people who are excellent, detail oriented, focused on customer service and do a great job.” 

Stacey says that’s what sets her business apart from her competition. Not only does everyone on her team handle each file meticulously, they also provide excellent service. Customers can expect that all of their questions will be answered and they will be kept in the loop along the way, as they go from signing a contract to the day of closing.

Tampa Bay Home Team Helps Sellers & Buyers With Discounted Commissions

Joe Kipping loves his family and he also loves to be a coach. A former high school and college football player himself, he now coaches football for his sons, Joey, 10, and Jaxson, 9. 

But, Joe spends most of his time coaching clients in his role as a real estate agent and broker, and cultivating a business that feels more like a family than a corporation. 

He and his wife, Christina, who also is a real estate agent, own Tampa Bay Home Team. 

Joe started in the industry in 2003. 

“I was doing mortgages, but I didn’t want to be strapped behind a desk,” he says. From his vantage point, he met real estate agents who weren’t serving their clients well. “I can do this better,” he thought, so he pursued a real estate license. 

He started selling homes in 2007, then established the company that would become Tampa Bay Home Team in 2009. After 10 years under the Keller Williams umbrella, Tampa Bay Home Team is now part of eXp Realty. 

“We made the switch to eXp Realty because it offers greater opportunities for Realtors through revenue sharing and stock ownership,” Joe explains, adding that eXp Realty has an innovative model that allows agents to build wealth for retirement during their careers. 

In 2014, Christina was let go from a corporate job in finance and joined Joe in the business. 

And in 2021, Joe’s career came full circle when he opened a mortgage business, called Motto Mortgage Home Team, a local franchise of a Denver-based company that has more than 225 offices in 40 states. 

The office for both companies is located in Wesley Chapel, on Cypress Ridge Blvd. near AdventHealth Center Ice. It includes five more agents, all of whom have been at the company for several years. 

“We’re family oriented,” says Christina. “We’re a small business, and we really do treat clients as family, and our employees would say the same thing.” 

Joe and Christina are native to the Tampa Bay area and moved to Wesley Chapel almost 15 years ago. In addition to Joey and Jaxon, Joe and Christina also have two daughters. Taylor, who is 14 and six-year-old Natalie. 

“I love to educate people,” Joe says, “whether they’re buying now or 10 years from now. I’m a coach at heart. If they buy 10 years from now, I want to be the guy who has been there the whole time, educating them along the way.” 

“We’re here to help people when the time is right,” Christina adds. 

Joe and Christina say they have stripped their commission fees “down to bare bones” and offer a menu system where buyers can pay as little as 1.5 percent. However, they say, most people choose the 2% option. 

They say that if someone doesn’t see value in a particular service, they shouldn’t have to pay for it. In other words, their options put the consumer in the driver seat. 

Meanwhile, Tampa Bay Home Team’s clients say their lower commission rate doesn’t mean a lower level of service.

Eric Sanchez worked with Christina to sell his home in Meadow Pointe. He’s lived in Wesley Chapel for 18 years, but recently bought a home in Two Rivers.

Also, Tampa Bay Home Team has an in-house media department for photography and videography. When they used to outsource photography, pictures were snapped quickly in less than an hour, but now their staff can spend all day getting the perfect pictures to best showcase a home online. 

“Clients like it because they don’t feel rushed,” Christina explains. “This is a big step for them, putting their biggest asset on the market. They want someone to come in and care about it as much as they do.” 

They also say their background in the financial industry and mortgages also is a benefit to their clients. 

“A lot of agents are not trained on the mortgage side,” Joe says. “You want to make sure the person you’re hiring as a listing agent has the background knowledge to know what questions to ask the lender so there are no issues with the mortgage.” 

He says they’ve heard a lot of horror stories about deals that don’t close. “The worst thing is after you’ve made plans, you’re packed up and ready to move, and the deal dies,” he says. 

That’s one reason people are tempted by online companies that offer convenience and a sure thing, such as Open Door and Offerpad. But Joe says his company offers a better option.

Buying or selling a home is generally one of the biggest and most expensive projects most people will undertake. The journey is almost always filled with a lot of both emotions and important decisions.

Leeann, Ryan and Patrick all agree that whether buying or selling, “You shouldn’t be scared of the current market,” Leeann says. 

Based on the fact that throughout the history of the real estate business, home values always will trend upwards long-term, even though there may be short-term corrections. In other words, “It’s always a good time to purchase a home,” Ryan says, “and when you are ready, please give us a call!” 

He adds, “The local market has stayed strong, but the inventory is still low.” “There is still high demand for homes here.” 

Leeann says Florida has many things to offer and our area “checks a lot of those boxes.” With about 1,200 people relocating to Florida each day, the New Tampa/Wesley Chapel area offers small city feel with big city amenities, plus miles of beaches not very far away on one side and Orlando on the other. 

She also notes that one of the big advantages of working with a Realtor who so often partners up with a great mortgage broker (like Patrick) is that, “We can often get you a lower interest rate,” even though rates are definitely higher now than they were even a year ago. 

In fact, the Team Sack/Great Western ad below says that not only can you get a lower interest rate, Ryan and Leeann are currently offering a $500 credit (at closing) towards a buyer’s home inspection fee and Patrick is offering an additional $500 credit towards the buyer’s appraisal fee (also at closing).

To help home buyers have an additional edge, Patrick says he will often use what is known in the mortgage business as a “2-1 Buydown.” 

“A 2-1 Buydown lowers the interest rate for the first two years before it rises to the regular and permanent rate,” he says. “The rate is usually 2 percentage points lower the first year and one percentage point lower the second year. This is a great deal for homebuyers, as long as they know they can afford the regular interest rate starting with the third year. 

He adds that this 2-1 Buydown is available when the seller offers money towards the mortgage. “For example,” Patrick says, “you may see an ad where a home price was reduced by $10,000. Instead of reducing the initial price, the seller will contribute $10,000 towards the mortgage and the buyer will receive the lower rate for the first two years. This is a win-win for both the buyer and the seller.” 

He also says, “Programs like this will help get that house sold that may have been sitting on the market for a while. It may also get the buyer to say yes when the hesitation was the interest rate.” 

Patrick also offers additional financial solutions and options to help clients save money in the long run — including Federal Housing Administration (FHA),Veterans Administration (VA), U.S. Dept. of Agriculture (USDA), jumbo and Non-Qualified (Non- QM) mortgages. He says it’s this commitment to financial wellness that sets him apart. 

Leeann, Ryan and Patrick not only work together they also vacation together and are good friends. Buying Or Selling A Home? You Can Trust Realtor® Johanna Navarro!

When Realtor® Johanna Navarro was buying a house in 2017, she says the experience nearly left her homeless. 

The Tampa native, who moved to Wesley Chapel in 1997, says her real estate agent didn’t give her a lot of guidance about how to navigate the overactive local real estate market. She made nine offers before she finally got one accepted. 

Then, the closing date kept getting pushed back until she thought she might have nowhere to go. “After that,” she says, “I realized that it could be done better, and that I could do it better.” 

At that time, Johanna (pronounced “Joanna”) worked in the financial industry. She had graduated from the University of South Florida (USF) in 2010 with a degree in sociology and two minors, in psychology and business administration. 

Johanna realized her desk job at an investment firm wasn’t fulfilling for her. She says she was always the girl who went to open houses, just because she loved looking at homes. So, she decided to become a real estate agent. 

“That whole experience brought to light the potential of what I could do to make this a great experience for the next person,” Johanna says. “Now, my goal is to make every home buying or selling experience as wonderful and stress-free as possible.” 

One thing she says she helps with is staging and preparing homes to go on the market. Johanna helps buyers understand the home inspection process, whether an item is informational versus something that needs to be acted upon. She helps sellers connect with professionals to clear inspection items. On both sides, she helps with the appraisal, the contracts and the entire process. 

Johanna says that knowing what to expect often takes a lot of the stress out of buying or selling a home, so she’s careful to always set clear expectations and communicate effectively with her clients. 

And, it all seems to be working quite well for her. In a little more than six years in the business, Johanna says she’s sold about 120 homes. 

She’s part of a team called “the Roman Group” that works as part of the Century 21 BE3 The Roman Group agency located in The Village at The Grove in Wesley Chapel. 

“We all work together to have a partnership and have each other’s backs,” she says. “If I can’t get to a showing, another one of us can. We really take care of each other.” 

The group had worked with Berkshire Hathaway since 2017 but recently transferred to Century 21. “We felt that Century 21 had more to offer our clients,” Johanna explains. “The marketing platform is by far the biggest of anyone else in the local market, so it has a larger reach when listing a home.” 

Johanna’s daughter Baileigh, who was only 10 months old when she moved to Wesley Chapel, has now been a licensed agent since 2019 and currently works as Johanna’s full-time assistant. 

Baileigh manages Johanna’s social media and helps with emails, market analysis, and client follow ups. 

“Clients get us as a team,” Johanna says. “Whenever you call me, someone always answers the phone. We’re able to return emails quickly and respond to questions faster because you get both of us.” 

Johanna’s son Bryce was born and raised in Wesley Chapel. He is now a U.S. Marine and has been serving overseas since 2020. 

New Construction Homes 

Johanna says she’s “New Construction- Certified” and that a lot of her clients are new construction buyers. She notes that the certifications are provided by New Homes Solutions, a Tampa-based company that offers certification upon completion of a five-day, in-person class which equates to about 34 hours of training in the classroom and also on-site, where Realtors learn about all aspects of the new home construction process, from slab to roofing to contracts.

“You want someone who’s going to look out for you and make sure you’re getting the very best deal you can,” she says. “Not only am I an extra pair of eyes on the build itself, I also can help you understand the contract and make sure it fits you and your current situation.” 

She also says that she cautions anyone who might meander into one of those shiny new neighborhoods on a weekend afternoon about new home communities. 

“Prior to even stepping foot into a new community just out of curiosity, I highly recommend that you contact an agent first,” she says. “If an agent doesn’t walk through the door with you at your first visit, you may no longer be allowed to bring an agent with you at all.” 

She tells of clients she’s worked with for years who stopped into a new neighborhood for a Sunday visit with no interest in buying. They disclosed to the builder that they already had a real estate agent, but when they later wanted to purchase a home in the community, they were told they were not allowed to work with Johanna. 

“My buyers decided not to build with them because of it,” she says. “They also learned a valuable lesson.” 

It doesn’t cost the buyer more to bring your own agent, Johanna explains, and she says she can give you a better perspective on upgrades, the process and the experience, as well as knowledge of all of the communities in the area. “In fact,” she says, “if you’re looking for a specific amenity — such as pickleball courts, dog park and kid zones, as well as homes that accommodate ‘generational living,’ or homes that may offer structural upgrades — I’m well versed on all of the upcoming communities and may be able to guide you to a community you didn’t even know about.” 

Is Now A Good Time To Buy? 

Johanna says she expects interest rates to continue to trickle down, but if you’re on the fence about buying, don’t let interest rates alone be the determining factor. 

“Date the rate, marry the house,” Johanna says. “Right now, you have a better chance of getting a home at a lower price than you did a year ago. The value of the house is going to last as long as you live in it, but you can always refinance your interest rate.” 

She says this is the perfect market to buy in, because she predicts that as soon as interest rates continue to go down, more people will enter the market, and prices will go up. 

“People may feel this isn’t the best time to buy,” she says, “but now is actually a better time to buy than the past four years.” 

Nicole and Daniel Saly bought a new construction home a little over a year ago, trusting Johanna to help them buy that home, and also sell their first home, both in Avalon Park Wesley Chapel. “It was a new construction build, which takes some time,” Nicole explains. “Johanna was there with us through the whole process, dealing with the builder, right by our side.” 

Nicole grew up in Wesley Chapel, left for the military and says she “came right back.” She and her husband are both veterans, so their home purchase included working with a VA loan. 

“Johanna made it a very smooth process,” says Nicole. “She kind of became a friend in the process. She’s a genuinely good person, which goes beyond being a good Realtor.” 

Nicole says she often recommends Johanna to friends and strangers alike, and that she hopes she never has to sell her home, but if she does, “We would call Johanna. Dee Strom, a multi-award-winning Realtor® at Florida Executive Realty (FER) in Tampa Palms since 2014, says she transitioned from hospitality management at the suggestion of her husband, Michael. She sought guidance and turned to Debbie Pearson, a friend and seasoned realtor at FER with 25 years of experience, who became her invaluable mentor. 

Dee expresses gratitude to Debbie, stating, “I have yet to work with an agent as wonderful and knowledgeable as she is. I am blessed to have learned from the best mentor and company.” 

In a unique move, Dee interviewed with FER Broker (Doug Loyd) before obtaining her real estate license and became the first agent he brought on who didn’t yet have a license. A USF business graduate, she initially entered the real estate field as, “a driven individual who saw nothing but success.” Marriage and motherhood followed, transforming Dee into one of the busiest working moms at the company. Dee commends Florida Executive Realty for its family-friendly environment, allowing children in the workplace and enabling moms like her to run successful businesses. 

Highlighting her experience and commitment, Dee asserts, “I have been a Realtor for over a decade, selling more than $20 million of real estate annually, placing me in the top 1% of the nation. My real estate business knowledge and experience put me far above most other agents.” 

In fact, Dee has been named FER’s “Agent of the year” each of the last three years. She says that building a solid relationship and chemistry with your Realtor is key in the real estate business. Both buyers and sellers should collaborate with a Realtor they genuinely connect with, like and trust. Dee’s work schedule is based on her client’s availability, not the other way around. 

“With me, you get me, and it’s a one-stop shop. As a Leading Real Estate Companies of the World (LRE) member, I market my listings locally and globally and receive relocation clients who move to our local area. I also assist my clients who move out of state and refer them to a Realtor they can trust in all parts of the world.”

As for what she expects the local real estate market to be like in 2024, Dee notes that recent interest rate decreases, have improved affordability for prospective buyers. She predicts an uptick in local real estate sales later in the year and a return to more moderate growth in pricing compared with the post-Covid period. Although she covers all of Hillsborough and Pasco counties, Dee says her primary focus is on New Tampa, Wesley Chapel, Land O’ Lakes, Lutz and Odessa. 

Here is one recent trend Dee has noticed: As new construction continues to grow, younger Millennial buyers are seeking homes featuring wellness amenities like lap pools and gyms, with proximity to healthy restaurants. 

She takes pride in offering clients a substantial referral network for lenders, insurance providers and vendors. 

“I always say my clients are in good hands, not only with the real estate transaction but everything in preparation before selling or purchasing their home,” Dee says. “For example, packing and moving aren’t easy, so I have them focus on that, and I take care of the rest, literally.” 

Devoted to her clients, Dee shares her husband’s favorite anecdote about her: 

“Pregnant with my first daughter, Sloane (4), I had my computer in my lap negotiating in the hospital bed. After she was born, as soon as I was released from the hospital, I asked him if it was OK to go show a property, and off I went. As you can see, I am dedicated to my clients….” 

Dee uses a restaurant analogy to describe why someone should work with an experienced, well-rounded Realtor for buying and selling. She explains that selecting the right Realtor is like choosing a steakhouse. Going to an average chain restaurant, there’s only about a 50/50 chance your steak will be cooked correctly. One time may be good, while another is an awful experience — both the meal and the customer service. 

“But, when you dine at a high-end steakhouse, like Ruth’s Chris,” she says, “the steak is perfect every single time and the customer service is always excellent. We frequent Ruth’s Chris; we have had the same server for over 10 years. Real estate, like dining out, is about developing relationships.” 

She adds, “My clients are like family! Without the proper knowledge, experience and resources, many agents out there do not know what should be known. We are working for buyers and sellers completing the largest purchase or sale of their lives.” 

Dee is proud that the majority of her business comes from repeat clients and referrals. She highlights a recent review she received out of the blue from a repeat client.

“We, Realtors, can change the public’s perception and reality of what real estate agents and brokers do for their clients to match other highly respected professions,” she says. “One client at a time.” 

Dee lives in New Tampa with her husband Michael, a Tampa Police Officer for 20 years, and daughters Sloane and Stella. When not surpassing client expectations, she and her family enjoy swimming and cooking out.
